Collins Street - Refurbishment

Here, the owner, an international developer with whom Working Spaces has collaborated on many projects with, had been unable to lease this space as conventionally-fitted for several years.

When they called in Working Spaces, the answer was a complete strip-out back to base building and a full refurbishment as a studio-style space.

Following the creation of Working Spaces of demolition drawings for the demolition permit and design drawings for the building permit, the strip-out involved the demolition of al the existing offices and the removal of all existing floor finishes including carpet and underlay, tiles and vinyl.

We then removed the entirety of the ceiling grid and acoustic tiles to expose the concrete ceiling and all the services.

...just a few challenges to overcome

When this was completed, we then repaired and, in many instances, replace first the air and first service ducting, pipework and outlets, and then the power, lighting and data cabling that ran like spaghetti through the premises.

The ceiling and fittings were then sprayed white to better show the architectural character of the building and to tie-in the ceiling services including air-conditioning and fire.

The concrete floor had, for over eighty years, been cut up, cored, cut through to form a staircase to a lower floors and a patched array of fillers, so we ground it back and polished it to a stunning gloss finish adding even further to the light-filled nature of the space.

The final touch was the installation of custom-made industrial lamps designed by Working Spaces that added to the studio atmosphere.

The end result? The premises were leased within two months of Working Spaces completing the project.
